The application stated that the brownfield site of Dundee Street and Dundee Terrace “appears to have been used to service the nearby historic railway line”.

Edinburgh City Council officers said the proposals, which came following consultation, were recommended for approval.

“In general, the proposal complies with the development plan … the principle of development is acceptable, and the proposal will contribute to local, compact, sustainable living and 20-minute neighbourhoods,” said planners.

“The proposed development will support placemaking and is of appropriate scale, form and design. It is in a sustainable location and will complement the vibrancy and viability of Dundee Street Local Centre.”

They added: “The impact on the amenity of neighboring properties is not unreasonable and future occupiers will have a satisfactory living environment, with the use of conditions.

“The proposal is acceptable, and the recommendation is to grant permission, subject to a financial contribution towards healthcare infrastructure.”

He said the plans were for “the creation of managed student accommodation units, with a mix of studios and cluster flats, which will seek to alleviate the current student homelessness crisis recognized by the council”.

It will include a car-free development that promotes cycling, walking and the use of public transport and “the positive redevelopment of an underused brownfield site on the edge of the city center and within a prominent streetscape setting in the Dalry/Fountainbridge community” .

Glencairn, founded in 2011, is an Edinburgh based developer specializing in the redevelopment of brownfield and derelict buildings with a focus on the residential and student sectors.

Councilors will discuss the application at a meeting on Wednesday.
