Rezoning proposal before Calgary city council Achi-News

After the city’s biggest public hearing ends on Monday, rezoning will once again take center stage at city hall as councilors receive a presentation summarizing what everyone said.

Over the 12 days of the hearing, the council heard from more than 700 people — that’s on top of the approximately 6,000 written submissions.

The city administration has summarized all the feedback in a ‘what we heard’ presentation which will be presented on Thursday morning.

This will be the last time the matter comes before the council before they make amendments and hold the final vote on Monday.

At issue is whether the city should change its primary zoning designation to RC-G, which allows for more dense housing such as row houses and duplexes.

People against the change are worried about how it will affect the character of neighbourhoods. Concerns about parking and appeals were also raised during the hearing.

Those in favor of the overall rezoning believe it will make it easier to build a diverse range of homes, increasing the housing options amid the shortage the city is facing.

Tight housing market

CIR Realty held an open house for a home in Calgary’s Dalhousie area over the weekend.

Realtor Kim Twohey, who obtained the listing, said there was a group of 50 people who wanted to see the home.

In the end there were 11 offers, nine of which were all cash. The house eventually sold for $136,000 over its $700,000 list price, setting a new price point for the community.

“Buyer demand and low inventory combined with the overall rezoning narrative has the entire real estate market in a fantasy right now,” Twohey said.

Twohey said so far this year, every listing she’s had has received multiple offers.
