Plans to demolish Buchanan Galleries scrapped amid ‘rethink’ master plan Achi-News

A proposal to demolish the Galleries has been unveiled in response to the disruption facing retail accelerated by the pandemic.

Now the owners, Landsec have revealed that there has been a rethink and that the retail sector has improved since the pandemic leading to a new master plan to be produced shortly.

The owners confirmed that the plans will “keep” the existing building as an “anchor” for a new area.

Rather than a predominantly residential development that retains some retail, the plan is now being discussed as a “rejuvenation of a major retail destination”.

It means that there will be a more phased approach and shops will have a more prominent role than in the previous plan.

Nick Davis, Head of Retail Development at Landsec, said: “Given the way cities have changed, and retail’s strong post-pandemic recovery, we are exploring a master plan that can be delivered in stages and refocusing the first phase of our vision regenerating Glasgow’s premier retail destination.

“In conversations with brands, and through engagement with the public, we know there is consumer and commercial desire for this to be achieved and delivered quickly. With this in mind, we will soon present the first stage of a new vision for the transformation of the Buchanan Galleries.”

The plan is still to create a new neighborhood but rather than demolish it completely it will continue to include the famous shopping centre.

Mr Davis added: “We recognize the need for investment at the top end of Buchanan Street and the benefit of retaining and investing in the existing building means we can deliver more quickly for the Glasgow community, whilst being less disruptive and less carbon intensive than our old building. proposal.”

“We believe that over time we can create a new area in the center of the city, anchored by the Galleries that respond to the way people want to live, shop and work. To facilitate this multi-phase masterplan approach, we have recently purchased 229-249 Buchanan Street adjacent to the Galleries – reaffirming our commitment to the city.”

An extract from Landsec’s annual report earlier this year said: “In Lewisham, south-east London, and Glasgow we are developing our plans to focus more on masterplans that can be delivered in increasingly separate phases.

“Alongside this we will try to take advantage of opportunities to preserve and reinvent existing buildings in our ambition to reduce embodied carbon.

“This new approach will improve overall returns by retaining more of the current income and growing this, alongside separate development interventions.

“We are still finalizing our plans, but this will likely result in less embodied carbon, less risk and less capital intensive routes to realizing the potential of these mixed-use estates.”
