Historic Edinburgh townhouses for ‘highly unusual’ sale Achi-News

CBRE, which is marketing the buildings at 14-17 Atholl Crescent, said it was “very unusual” to have four interlinked townhouses for sale in the city.

The property, formerly the head offices of Scottish law firm Brodies, was designed by noted architect Thomas Bonnar and dates back to 1825. An adjoining news property and 27 parking spaces are included in the sale.

Andrew Shiells, senior director at CBRE, who is acting on behalf of the private owners, said: “It is very unusual to have four interconnected traditional townhouses on the market in such an incredible location in the heart of Edinburgh. There is a great opportunity for a developer to return the buildings to their former glory and restore them to their original residential use.

“Atholl Crescent is one of Edinburgh’s grandest crescents and one of the most sought-after addresses in the capital. There are so many exciting things happening in this part of the city with massive development underway in nearby Haymarket where new offices, hotels, bars and restaurants are being built. It is also a short walk to the Johnnie Walker Experience and all Princes shopping and leisure attractions [Street] and George Street.

“Edinburgh’s hotel market is booming and has shown strong increases in room rates over the past two years. The city is now a year-round destination and this site is ideally positioned to capture both business and leisure trade perfectly.”

Located a short walk from Haymarket Station, the traditional sandstone townhouses feature pitched and slate roofs and accommodation over basement, ground floor and three upper floors. They incorporate original features such as decorative plasterwork, original staircases, marble fireplaces and wrought iron balconies.

CBRE said planning permission had been granted for 23 flats in the townhouses and 11 within the mews building. He noted that the flats will include a mix of one, two, three and four bedroom flats and a studio flat. The rear flats will benefit from a private garden.

The estate agent added that the buildings could otherwise be converted into a hotel, subject to planning permission, with speculative plans drawn up for a 113-bed hotel. Other uses could include a private members’ club, luxury care home or resort hotel, CBRE said.
